Real Estate Professional Status: how it works

REPS is the switch that turns your rental losses into an offset against your W-2 or 1099 income. 750 hours + more time in real estate than anywhere else. Handled correctly, it's the single biggest lever a high earner has.

Cost Segregation: where the losses come from

A cost seg study reclassifies portions of a property from 27.5-year to 5-, 7-, and 15-year buckets. Layered with bonus depreciation, it can create sizable Year-1 paper losses on a single door.

    The Short-Term Rental loophole

Average guest stay ≤ 7 days + material participation and the STR isn't a passive activity, so its losses can offset active income without full REPS. Get it right, and a single Airbnb can shelter serious income.

1031 Exchange: deferring the gain when you exit

When it's time to sell, a properly-run 1031 defers the capital gain into your next like-kind property. Miss the 45-day identification or 180-day close window and the whole benefit collapses.

    1245 Exchange: the plan B when a 1031 isn't in play

When you've taken bonus depreciation on 5-, 7-, and 15-year property and you sell without a 1031, the IRS recaptures those losses at ordinary rates, up to 37%. We partner with engineering firms to run a §1245 study that reallocates the sale price, shifting a big chunk from ordinary income back to capital gains.
